The situation
A cold call through my Mojo dialer in May 2024. The note from that first call: looking to sell as soon as possible, interviewing agents. I sent a resume, called back, and won the listing the day I presented, June 5, 2024.
The property itself is rare for the building. Three bedrooms plus a den, two washrooms, eight rooms, 1,200 to 1,399 square feet, one underground parking space, 2024 taxes $2,525.50, with water, hydro and gas all included in the condo fees. Most of what trades in Brampton’s condo market is a one or two bedroom.
The owner had passed away before the listing went live, and the family needed the condo sold.
What made it hard
Five months passed between winning the listing in June and it actually going live in November.
And it was Brampton’s condo market at its worst point in years. November 2024: 25 sales, average $511,316, 207 active listings, 98% of asking, 49 days on market. December: 21 sales, average $499,229, 97% of asking, 40 days. Eight months of standing inventory, and nothing selling above asking.
What the numbers said
The $525,000 ask sat above both the November ($511,316) and December ($499,229) Brampton condo averages, in a market where nothing was selling above asking that winter. Pricing above the average and still drawing a competitive offer, on New Year’s Day, is the part worth noticing.
What I recommended
List at $525,000 and hold it. It never moved.
What I did
- Marketed the size as the differentiator, a genuinely rare three-bedroom-plus-den layout in a building where most units are one or two bedrooms.
- Held the price through eight months of a falling market rather than chasing it down in cuts.

Sold for $528,000 on January 1, 2025, 48 days on market, 101% of asking. Closed February 26, 2025.
