How I sold an expired condo listing in Oakville

A one bedroom plus den had been sitting for almost a year. I relisted it $169,000 below the last ask and it sold in 21 days.

The situation

Not a referral, and not a call out of the blue. They came in on January 22, 2025 as an imported lead from my own expired-listing prospecting.

Their condo had been sitting. The previous listing, with a different brokerage, asked $569,000 and ran 85 days without selling.

I spent six months on them before the listing agreement was actually signed, July 16, 2025.

What made it hard

A small, common unit. One bedroom plus a den, one three-piece bathroom, 600 to 699 square feet, on the fourth floor of a large amenity building, maintenance fees $522.88 a month. The building is full of units like it, and the sellers had already watched the price get chased downward without producing a buyer.

They’d also been told, correctly, that spring is the season to sell in Oakville. They missed it. The listing didn’t go live until the middle of July.

What the numbers said

July 2025: 44 condo apartments sold in Oakville at an average of $652,976 and a median of $552,500. The typical one took 35 days and sold for 98% of asking, against 327 active listings and only 134 new ones that month. June had been worse: 96% of asking, 40 days.

My own comparable read in March 2025 put units in the building at $489,900 for a smaller one bedroom and $789,900 to $818,000 for two bedrooms, and set a recommended range for this unit at $520,000 to $540,000.

What I did

  • Listed at $400,000 on July 16, 2025, with a firm offer date instead of taking offers as they trickled in.
  • Professional photography and styling, and a targeted digital campaign.
  • Marketed the building and the location, not just the unit: the indoor pool, gym, sauna, concierge, guest suites and bike storage, plus Bronte Creek, Rattlesnake Point, Sheridan College, Oakville Trafalgar Memorial Hospital, the 407, the 403, and Bronte GO.

What happened

Sold for $460,000 on August 6, 2025, 21 days after listing. That’s 115% of the asking price, in a month when the average Oakville condo sold for 98%. It took 21 days in a market averaging 35.

The buyers had their own agent. Closed August 27, 2025. A sale in three weeks, after nearly a year of the property not selling, at a price the market set through competition rather than one chased downward cut by cut.
