Etobicoke was its own city until the 1998 amalgamation and still reads like one. It runs from the Humber River west to Etobicoke Creek, and from Steeles Avenue south to Lake Ontario, which is a lot of very different housing inside one name.

That range is the point. A condo on the Mimico waterfront, a bungalow in Alderwood, a detached home on a deep lot in The Kingsway and a townhouse in Rexdale are all Etobicoke, and they do not behave like one market. The numbers below are the whole former city together, so treat them as a starting point rather than an answer.
